Parking and EV Charging

Parking and EV charging in the VYROX xSERVA campus operations family (HomeServa, PropServa, SmartServa and SportServa) lets you record every parking lot on your property, group lots into zones, classify them by type, and run paid electric vehicle (EV) charging bays controlled by smart parking locks. It is used by building managers, property managers and front-desk staff who allocate car parks to units, rent out bays, keep visitor bays apart and bill residents for EV charging.

Before You Start

• You need a staff login with access to Settings. Most parking screens sit under Settings > Properties.
• Your blocks, levels and units should already exist. See Property Setup: Blocks, Units and Customers.
• EV charging and parking locks are optional modules. If you do not see the EV Charging Parking Lots tile or the Parking Locks tab, ask your operator to switch the feature on for your property.
• Sign in at the portal address your operator gives you.

How Parking Is Organised

Parking is built in three layers. Set them up in this order so each layer has something to point to.

Each parking lot type belongs to one of four categories:

Set Up Parking Zones

1. Go to Settings > Properties and open the Parking Zones tab.
2. Press New Zone.
3. Type the Zone Name and press Add.
4. To rename a zone, open its row menu and press Edit, change the name and press Update.

The list shows the Number of Parkings in each zone, so you can see at a glance how many bays are recorded against it.

Set Up Parking Lot Types

1. Go to Settings > Properties and open the Parking Lot Types tab.
2. Press New Parking Lot Type.
3. Enter the Name.
4. Tick EV Charging (Yes) if lots of this type have a charger. Only EV types can be linked to a parking lock later.
5. Press Add.
6. To set the category, open the row menu, press Edit, choose the Category and press Update.

Add Parking Lots

1. Go to Settings > Properties and open the Parking Lots tab.
2. Press New Parking Lot.
3. Choose the Parking Lot Type.
4. Choose the Block, Level and Zone. Choose Not Applicable for any that do not apply.
5. Enter the Lot No.
6. Press Add.

The list shows Type, Lot Number / Label, Block, Level, Zone, Unit and User for every lot. Use the filters above the list to narrow it by lot type, and the Search box to find a lot by number. To change a lot, open its row menu and press Edit, then Update.

Set Up EV Charging Billing

EV charging sessions are billed to the customer account of the person charging. Set the billing terms first.

1. Go to Settings > Rates, Fees and Charges and open the EV Charging Parking Lot tab.
2. Set the Refundable Deposit a user pays before using the chargers.
3. Set the Late Payment Interest Rate (% per annum; 0% means interest free) and the Invoice Due Days (0 days means due immediately).
4. Set the reminder days, tick Apply SST if charging is taxable and enter the rate, and add an Invoice Note if you want one printed on each invoice.
5. Press Save Changes.

The EV Charging Rates themselves are not set here. The tab points you to the Parking Locks page, because each charger can carry its own rates.

Register Parking Locks

A parking lock is the smart device that controls access to an EV bay and reports charging time. Your installer normally supplies the device details.

1. Go to Settings > AIoT Devices and open the Parking Locks tab.
2. Press New Parking Locks to open the New Parking Lock form.
3. Under Associated EV Charging Parking Lot, press Select Parking Lot and pick the EV bay. Press Clear Selection to start again.
4. Enter the EV Parking Lot Name users will see (for example "EV 1") and a Description such as the socket type.
5. Enter the connection details your installer gives you: Device ID, Server, Port, Topic (Send) and Topic (Receive).
6. Under Charging Rates, tick Charge and enter a per-minute rate for each vehicle class you want to price. The two rate lines default to Plug-in Hybrid Electric Vehicle (PHEV) and Battery Electric Vehicle (BEV); you can rename them.
7. Under Optional Add-on, tick Charge to add a per-minute fee for an extra such as Charging Cable Rental.
8. Press Add.

To change rates later, open the lock's row menu, press Edit, adjust the rates and press Update.

Monitor Charging Sessions

1. Press the EV Charging Parking Lots tile on the home screen.
2. Each row shows the Customer Account ID, Customer, Parking Lot, Rate, Start Time, End Time, Billing Amount and Status.
3. A finished session shows Completed. A running session shows a Stop button.
4. To end a session on the user's behalf, for example when a car is left plugged in, press Stop.

Use the Search box and date filter to find a session when a resident queries a charge.

Frequently Asked Questions

Why Can I Not Link a Parking Lock to a Lot?

Only lots whose parking lot type has EV Charging ticked appear in Select Parking Lot. Edit the lot type, tick EV Charging, then try again.

Where Do I Change the EV Charging Price?

Open Settings > AIoT Devices > Parking Locks, edit the lock and change its Charging Rates. Each lock can have different rates.

Can Staff Stop a Charging Session?

Yes. On the EV Charging Parking Lots page, press Stop on a running session. The session ends and its end time and billing amount are recorded.

Do I Need Zones?

No. Zones are optional. Choose Not Applicable for Zone when you add a lot if your property does not group bays.

Where Are Visitor Bays Managed?

Create a lot type in the Visitor Parking Lot category and add the bays under it. Visitor registration itself is covered in Visitor Flows.
